15 Open House Sign-In Sheet Ideas That Capture More Leads

A sign-in sheet is the start of your follow-up. If visitors skip it, or write an unreadable phone number, you lose the lead before you even begin. Here are 15 ideas that get more people to sign in and give details you can actually use.

Make Signing In Easy

QR code sign-in. Visitors scan a code and fill a short form on their phone. No pens, no messy handwriting.
Tablet at the door. One big 'Welcome - tap to sign in' screen, with large fields.
Text-to-join. 'Text OPEN to this number to get the home details.' You capture their number automatically.
Branded clipboard with pre-printed lines and a few pens in a cup, placed at eye level where people must pass.
Greeter-led sign-in. A friendly 'Welcome, please sign in so I can send you the info sheet' works better than a sign on the table.

Give a Reason to Sign In

'Get the full details and price history sent to your phone.'
Neighborhood report. 'Sign in to get recent sales near this home.'
Mortgage tools. Offer a free payment estimate by email.
Giveaway. A small prize drawing (check your local rules and brokerage policy about contests).

Capture Details That Help You Follow Up

Ask 'What did you like most?' to personalize the follow-up.
Add a checkbox for timeline (0 to 3 months, 3 to 6, 6+, just browsing).
Ask 'Are you working with an agent?' politely, with a 'no problem if so' note.
Add a preferred contact method (text, email, call).
Ask for price range or bedrooms as optional fields, so you can send matching homes.
Add a 'Send me similar homes' checkbox. It gives you permission to follow up.
Include a short consent line: 'By signing in you agree to receive messages about this home.'

Keep It Short

Every extra field lowers the number of sign-ins. Ask for the minimum on the sheet and learn more in your follow-up conversation.

After the Open House
