How to Write a Real Estate Listing Description That Sells (With Examples)

A listing description is often the first thing a buyer reads after the photos. It should make them picture themselves living in the home and want to book a viewing.

A Simple 4-Part Structure

Hook: one line with the strongest feature (location, view, light, layout).
Experience: describe how it feels to live there, using concrete details.
Facts: beds, baths, size, upgrades, parking, lot.
Next step: a clear invitation to see it or ask questions.

Before and After

Before

Nice 3 bedroom house in good location. Large kitchen. Close to amenities. Must see.

After

Sun-filled 3-bedroom home on a quiet tree-lined street, five minutes from [school] and [shopping area]. The open kitchen with granite counters and a breakfast bar connects to a bright living room, perfect for weekend gatherings. The fenced backyard has space for a garden and a grill. New roof (2023), recently painted, and a double garage. Book a viewing this week.

What to Do

Lead with the benefit, not the feature ('quiet street' instead of 'located on a street').
Use specific details and numbers.
Write for one ideal buyer in mind.
Mention what is nearby that people care about.
Read it out loud. If it sounds stiff, rewrite it.

What to Avoid

Empty phrases such as 'must see' and 'won't last'
All caps and lots of exclamation marks
Describing the type of person who should live there. Describe the home, not the people, to follow fair housing rules
Exaggeration or claims you cannot prove
